Legacy Defects
The expert working group report “Defects in Apartments”, issued in July 2022 outlined in the region of 80% of apartments and duplexes constructed in Ireland between the years of 1991, and 2014, have fire safety, water ingress, and structural defects.
In response to this, the government has committed to setting up a Legacy Defects Remediation Scheme.
In relation to fire safety, the government has issued a Code of Practice for the Remediation of Fire Safety Defects. This code of practice outlines the steps to be taken by consultants, and local authority fire officers to effectively remediate fire safety defects.
Omega Surveying Services has been remediating legacy defects to apartment complexes since the company’s inception. Managing Director, Kevin Hollingsworth represented the Society of Chartered Surveyors of Ireland on both the Defects in Apartments expert working group, and the working group tasked with preparing the Code of Practice for the Remediation of Fire Safety Defects. Our inspection and reporting procedures have been synchronised with the requirements of the Code of Practice. This will ensure any applications to the scheme prepared by Omega Surveying Services are perfectly aligned with requirements to ensure best chances of a successful outcome.
Omega Surveying Services have an unparalleled level of expertise in the field of Legacy Defects from the initial Fire Risk Assessment to full design, procurement, project management and certification of the remediation works.
By appointing Omega Surveying Services to assist in the remediation of your development you will be ensuring you are getting expert and appropriate advice on how to remediate legacy defects and to guide you through the legacy defects remediation scheme process.
